SEAI Home Energy Grants Explained
SEAI grants cover a substantial share of most insulation upgrades. As a registered contractor (#19843) we advise on which measures qualify and support you through the application — but the grant is always paid to you, not to us.

Wall insulation (cavity, internal or external) is capped at €8,000 in total. A second wall measure can now be claimed if you previously had one. Verified against SEAI on 24 August 2026.
| Measure | Detached | Semi / end-terrace | Mid-terrace | Apartment |
|---|---|---|---|---|
| Attic insulation | €2,500 | €1,900 | €1,800 | €1,400 |
| Cavity wall | €2,300 | €1,700 | €1,100 | €900 |
| Internal wall (dry-lining) | €4,500 | €3,500 | €2,000 | €1,500 |
| External wall (wrap) | €8,000 | €6,000 | €3,500 | €3,000 |
The enhanced attic rate applies to first-time buyers of a second-hand home built before 2011, bought on or after 1 January 2025 — no welfare payment needed. Qualifying welfare recipients get the same enhanced attic and cavity rates. SEAI's enhanced-rate scheme applies specifically to attic and cavity wall insulation; internal and external wall grants are shown at the same rate in both tables, as no separate enhanced rate for those two measures is published.

Maximum amounts. The grant for your home depends on property type and the measures chosen. Verified 26 July 2026 against SEAI published rates.
Who qualifies
- Your home was built and occupied before 2011 (insulation measures)
- You own the property, or are a landlord applying for a tenanted one
- You have written grant approval before work starts
- The work is carried out by an SEAI-registered contractor
- No previous SEAI grant for the same measure on the property
Starting work before approval permanently disqualifies that measure. This is the single most common reason applications fail — so apply first, then book the work.
Individual grants or One Stop Shop?
Individual grants let you upgrade one measure at a time on your own budget and timeline, and they stack across different measures. A One Stop Shop manages a full upgrade to a minimum B2 rating and deducts the grant from the cost upfront.
You cannot claim both for the same measure. For most homeowners doing insulation in stages, individual grants are the simpler route — which is how we normally work.
Common questions
How much can I get in SEAI grants?
Individual grants currently reach up to €2,000 for attic insulation, €8,000 for wall insulation, €4,000 for windows and €1,600 for doors — up to €15,600 combined. Actual amounts depend on your property type and the measures you choose.
Do I need approval before starting work?
Yes, and this is critical. You must have written SEAI approval before any work begins. Starting early permanently disqualifies the grant for that measure, with no exceptions.
Can I claim more than one grant?
Yes. Individual grants stack across different measures, so attic, wall and window upgrades can each be claimed. You cannot claim twice for the same measure, though homeowners who previously had a cavity or internal wall grant can now apply for a second wall measure.
