SEAI Grants — Full Detail

How the money actually flows

You apply, SEAI approves in writing, the work is done, you submit the paperwork, and SEAI pays you — not us. You pay our invoice in full and claim the grant separately. Anyone offering to deduct the grant from your bill is running a One Stop Shop, which is a different scheme with different rules.

Sequence that must be followed

  1. Apply online through the SEAI grant portal, or by post
  2. Wait for the written approval email — this is the critical step
  3. Book the work with a registered contractor
  4. Work carried out and certified
  5. Submit the declaration of works and invoice
  6. A BER assessment is carried out after the works
  7. Grant paid by transfer, usually within weeks

Work started before written approval is permanently disqualified for that measure. There is no appeal and no exception, and it is the single most common reason a claim is refused.

Documents you will need

MPRN from your electricity bill, proof the home was built and occupied before 2011, your own contact and bank details, and after the work: the contractor declaration, the invoice, and the post-works BER certificate. We supply everything from our side as part of the job.

Where people go wrong

Starting early is first. After that: assuming a previous owner never claimed on the property (the grant attaches to the dwelling, not to you), using a contractor who is not on the SEAI register, or expecting the maximum figure when the actual amount depends on property type. We check the register position and the property history at survey.
