Do I qualify for an SEAI insulation grant?

Most Irish homes built before 2011 qualify for something. The rules are not complicated, but there are three conditions that catch people out, and one of them cannot be fixed after the fact.

The three conditions

  1. Your home was built and occupied before 2011. This applies to most insulation measures. Newer homes were built to standards that already meet what the grant is trying to achieve.
  2. The work is done by an SEAI registered contractor. This is the one that cannot be fixed afterwards. If the work is completed by someone not on the register, it does not qualify retrospectively — no appeal, no exception. AGI Construction is registered contractor #19843.
  3. A BER assessment is completed after the work. It confirms the improvement and closes the claim.

Which scheme applies to you

Better Energy Homes pays a fixed grant per measure. You arrange the work, pay the contractor, and claim afterwards. Suits homeowners doing one or two measures at their own pace.

One Stop Shop bundles several measures with a single provider who handles the grant, the works and the BER. Amounts differ from the standard scheme, and the grant is usually netted off before you pay.

Warmer Homes Scheme is fully funded for eligible households on certain welfare payments. There is no cost to the homeowner, but waiting lists are long.

Amounts depend on your dwelling type, not just the measure:

Homeowners on qualifying welfare payments receive fixed enhanced amounts regardless of dwelling type: €2,500 attic and €2,300 cavity wall. Figures verified against SEAI on 3 August 2026.

Common reasons a claim fails

  • Work started before the application was made, where the scheme requires approval first.
  • The contractor was not registered at the time of the work.
  • The finished insulation depth or specification did not meet the required standard.
  • No BER assessment was carried out afterwards.
  • The property was built after 2011.

None of these are recoverable after the fact, which is the argument for checking eligibility before anyone starts work rather than afterwards.
